Subfloor Assessment & Leveling

LVP requires a flat, smooth subfloor to prevent the click-lock joints from separating over time. We assess levelness, fill low spots with leveling compound, and sand high spots before any boards go down.

Moisture Barrier (Where Required)

For basement applications and concrete subfloors, we install an appropriate moisture barrier before the LVP. This protects both the flooring and the subfloor from vapour that rises through concrete — a common cause of flooring failure that's entirely preventable.

Click-Lock Installation

LVP installs as a floating floor using a click-lock system — boards snap together without glue or nails. This method allows for natural expansion and contraction with temperature changes, and allows the floor to be removed in the future if needed.

Underlayment

For LVP without pre-attached underlayment, we install appropriate foam or cork underlayment for sound absorption and added comfort underfoot. The right underlayment also levels minor subfloor imperfections and provides thermal insulation.

Trim & Transition Strips

Quarter-round, T-molding, and reducer strips are installed wherever the LVP meets walls, stairs, or different floor types. Proper transitions are essential for both aesthetics and long-term floor performance.

Free In-Home Estimate

We visit your home at no charge, measure the rooms, and assess the subfloor conditions. For basement installations, we evaluate moisture levels and recommend the appropriate barrier. You'll receive a firm written price covering all materials, labour, and trim work. No surprises, no line items you didn't agree to. If your subfloor needs leveling or repair, we'll quote that separately with a clear explanation of why it's needed.

Subfloor Prep & Material Delivery

Unlike solid hardwood, LVP doesn't require an acclimation period — we can often prep and install in the same day for smaller projects. Materials are delivered the morning of your install or the day before for larger projects. Subfloor preparation is completed before the first plank goes down: leveling compounds applied and cured, moisture barriers installed where appropriate, and any squeaky or damaged areas addressed. A proper subfloor is the difference between floors that last 20 years and floors that start clicking and shifting within two.

Professional LVP Installation

We install LVP using a floating click-lock method, starting from the most prominent wall and working toward less visible areas. Expansion gaps are maintained at all walls, columns, and fixed objects — essential for preventing buckling as the floor expands and contracts seasonally. Around obstacles like door frames and cabinetry, we undercut the trim for a clean, professional look. Patterns are staggered properly so there are no repeating seams that would break the illusion of natural wood planks. Most whole-floor installations are completed in a single day.

Final Walkthrough & Cleanup

Once all planks are installed and trim is secured, we clean up completely — removing packaging, dust, and all leftover materials. Then we walk through every room with you. We check for any planks that didn't click properly, inspect the transitions, and make sure the floor looks the way it should. If you're not satisfied, we fix it before we leave. Your approval is the final step, not an afterthought.

Is LVP Right For Your Home?

LVP excels in: Basements, kitchens, bathrooms, laundry rooms, mudrooms, and main floors of homes with kids and pets. It's the most practical choice for any space that sees moisture, heavy foot traffic, or the kind of daily abuse that would damage wood or laminate.

SPC vs. WPC — which core do you need? SPC (Stone Plastic Composite) has a rigid mineral core — it's denser, more durable, and better for high-traffic areas and basement installations where temperature fluctuations occur. WPC (Wood Plastic Composite) has a slightly foamy core that's more comfortable underfoot and better at hiding minor subfloor imperfections — ideal for main floors where comfort is a priority. We'll recommend the right core type for your specific rooms.

Pets and kids: LVP outperforms every other flooring type for active households. It's scratch-resistant (most quality products have a 12–20 mil wear layer), fully waterproof for accidents, and easy to clean. Dogs with nails, spills, muddy paws — LVP handles it all without complaint.

Realistic wood looks: Modern LVP with embossed-in-register textures genuinely resembles wood to most observers. The key is buying quality — cheap LVP has a plastic look that's obvious. We work with reputable brands and can show you samples that will surprise you with their realism. If you want the warmth of real wood in living areas but practicality everywhere else, LVP in wet zones and hardwood on the main floor is a very common and smart combination.

Where LVP isn't the best fit: Some Toronto luxury home buyers still strongly prefer the authenticity of real hardwood in formal spaces. And while LVP holds value well, hardwood may edge it out in very high-end home sales. For those situations, engineered hardwood often offers the best of both worlds.

Frequently Asked Questions About LVP

Yes — LVP itself is 100% waterproof. The core, surface, and backing are all impervious to water. However, "waterproof flooring" doesn't mean the subfloor below it is protected indefinitely. Water that sits on seams for extended periods, or that seeps through walls rather than the floor surface, can still reach and damage the subfloor. For basement installations, we always recommend a proper moisture barrier and discuss drainage conditions during the estimate.

Both look similar at a glance, but the core materials are completely different. LVP has a solid vinyl core that's 100% waterproof throughout. Laminate has an HDF wood-fibre core that swells and warps when wet. For any room that might see moisture — basements, laundry rooms, near water features — LVP is the clear winner. Absolutely — LVP is one of the best flooring options for bathrooms precisely because it's waterproof. It handles splashes, humidity, and the occasional overflow without warping or growing mould. We install LVP in full bathrooms, powder rooms, and ensuite bathrooms throughout the GTA. Ensure adequate ventilation and the floor performs excellently long-term.

Modern LVP has come a long way. The visual texture is very realistic, and quality LVP (especially with an attached underlayment) has a warm, slightly cushioned feel. It's not identical to solid hardwood — hardwood has a denser feel — but most homeowners are surprised by how comfortable LVP is to walk on. With premium brands featuring thicker wear layers and embossed textures, the difference continues to narrow.

LVP in good condition adds value compared to worn carpet or damaged flooring. In some GTA market segments, buyers actually prefer LVP in wet areas over hardwood due to its durability. However, in higher-end homes, real hardwood still commands a premium in the living and dining areas. For a comprehensive renovation, we often recommend LVP in kitchens, bathrooms, and basements, with hardwood on the main living floor.

In most cases, yes — LVP can float over existing tile as long as the tile is firmly adhered, level, and the added floor height is acceptable (typically 5–8mm).
