Flooring Removal & Subfloor Prep

The Foundation of a Lasting Floor — Proper Removal & Subfloor Prep

The most common reason new floors fail prematurely isn't the flooring itself — it's what's underneath. Old adhesive residue, moisture damage, soft spots, and unlevel subfloors cause every kind of flooring problem. We handle removal, assessment, and preparation so your new floor has a foundation that lasts.

What Flooring Removal & Subfloor Repair Includes

A complete preparation service — so your new flooring installers have a clean, level, dry surface to work from.

All Flooring Types Removed

We remove carpet, broadloom, underpad, staples, tack strips, hardwood (nailed and glued), laminate, vinyl sheet, vinyl tile, ceramic tile, and porcelain tile. Each material type requires specific tools and techniques — we have them all.

Adhesive & Residue Removal

Old adhesive left from glue-down installations (especially hardwood parquet and vinyl sheet) must be removed or flattened before new flooring goes down. Adhesive bumps and ridges telegraph through new floors, causing uneven wear and visible imperfections. We address adhesive residue as part of our prep process.

Subfloor Inspection

After old flooring is removed, we inspect the subfloor systematically: looking for soft spots from moisture damage, checking for rot or mould, assessing levelness with a 6-foot straightedge, and testing for moisture in concrete subfloors. Everything found is documented and communicated to you before proceeding.

Leveling & Repair

Low spots filled with self-leveling compound, high spots ground down, loose or squeaky boards re-secured, damaged plywood sections replaced, and moisture barriers installed where required. We address every issue identified in the inspection — or quote them separately if they're beyond standard prep scope.

Moisture Assessment & Barriers

Concrete subfloors emit moisture vapour that damages many flooring types over time. We test moisture levels with calibrated equipment and install appropriate vapour barriers when readings exceed acceptable thresholds for the new flooring type. This step is often skipped — improperly, with costly consequences.

Full Disposal & Haul-Away

Everything removed from your home is loaded and taken away by our crew. Carpet, tile, hardwood, underlayment — all of it. You don't need to arrange a bin, make trips to the dump, or store bags in your garage. We leave the space completely clear for the new installation.

Our Flooring Removal Process

01

Free In-Home Estimate

We assess your existing flooring to determine removal complexity, identify likely subfloor conditions, and provide a firm written price. Tile removal over concrete is significantly more labour-intensive than carpet removal from plywood — the estimate accounts for this accurately. We also assess height constraints at thresholds (relevant if you're installing over existing tile) and discuss your planned new flooring so we prepare the subfloor to the correct standard.

02

Protection & Removal

We protect adjacent surfaces, furniture, and walls before starting. Doorways to other rooms are sealed to contain dust — especially important for tile removal which generates significant fine particulate. Carpet comes out quickly (most rooms in under an hour including staple and tack strip removal). Tile is the most labour-intensive: tiles must be broken up and pried off, thinset scraped down to a level surface, and all debris bagged and removed. Hardwood nail-down floors are pried up board by board, with nails pulled to leave a clean plywood surface.

03

Subfloor Assessment & Repair

With the old floor removed, we conduct a thorough inspection. We use a 6-foot straightedge to check flatness, probe for soft spots, look for moisture staining and mould, and test concrete for vapour transmission. Any issues found are photographed and reported to you with our recommended approach and cost. Leveling compound is applied where needed and allowed to cure (typically 24 hours) before new flooring is installed. Rotted sections get replaced with new plywood. We won't proceed to new flooring installation until the subfloor meets the manufacturer's requirements.

04

Cleanup & Ready for Installation

Complete debris removal — every piece of old flooring, every bag of tile fragments, every staple pulled from the plywood, all haul-away included. The space is left clean, level, and ready for your new floor installation. If we're also doing your new installation, we transition directly from prep to install (allowing for any cure time on leveling compound). If you're using another installer for the new floor, we communicate exactly what was done and what conditions they'll be working with.

Why Proper Subfloor Preparation Matters

The subfloor is the foundation of your new floors. A poor subfloor means a poor floor — regardless of how expensive the material is. Here's what we find when we pull up old flooring in GTA homes:

Moisture damage is the most common hidden issue. Decades of Toronto winters with condensation, plumbing leaks, and basement humidity leave many subfloors compromised. Soft spots, rot, and elevated moisture readings that were invisible under the old flooring — now exposed and requiring repair before any new material goes down.

Unlevel surfaces cause click-lock floors to separate at the joints, laminate to hollow-sound underfoot, and glued-down hardwood to develop high and low areas visible in raking light. Taking the time to properly level before installation is not optional — it's what separates a floor that lasts 25 years from one that needs replacing in five.

Adhesive residue from old vinyl, parquet, or engineered hardwood must be either removed or encapsulated before new flooring. Residue bumps cause visible imperfections in new flooring and can prevent proper adhesion for glue-down applications.

Why subfloor condition affects longevity so dramatically: Most flooring warranties require a flat, dry, structurally sound subfloor. If your new floor fails because of a subfloor issue that wasn't addressed, the flooring manufacturer's warranty doesn't apply. The subfloor is where the investment in your floor either holds up or fails.

Frequently Asked Questions About Flooring Removal

Yes — full haul-away and disposal is included in every removal job. We bring the appropriate disposal bags and containers, remove everything from your home, and dispose of it properly. You don't need to arrange a dumpster or make multiple trips to the transfer station. Everything old is gone before your new floors go in.

A typical single-room carpet removal takes 2–4 hours. Tile removal is the most labour-intensive — a single bathroom or kitchen can take a full day depending on how well the tile was adhered. Hardwood removal is usually done in half a day per room. We'll give you a time estimate at your quote so you can plan your schedule accordingly.

Key signs include: soft spots or bounce when you walk across the floor, squeaking that has gotten worse over time, visible water staining on the subfloor surface, mould or rot, floors that are noticeably uneven or sloping, and nails that are popping up through your current floor. Some of these issues are only discovered after old flooring is removed — we assess and communicate before proceeding with any repair work.

Sometimes yes, sometimes no. LVP can float over existing hardwood or firmly adhered tile in many cases, as long as height is acceptable at thresholds and the floor is level. However, installing over damaged, soft, or highly uneven flooring almost always causes problems down the road — the new floor develops squeaks, separations, or uneven wear. We give you an honest assessment: if removal is necessary for the new installation to perform properly, we'll tell you and explain why.

Basic subfloor preparation — securing loose boards, filling minor gaps, sanding high spots — is included in our installation quotes. More significant repairs like replacing rotted sections, installing new plywood overlays, or leveling large areas with self-leveling compound are quoted separately. We're transparent about what we find and what it costs before doing anything beyond standard prep.

We stop and call you immediately. We document what we found with photos, explain the options, and provide a clear cost estimate for the repair before proceeding. You decide how you want to handle it. We never make major repairs without your explicit sign-off and agreement on cost.
