Hardwood flooring adds more value to a home than almost any other upgrade. Our certified installers handle everything from subfloor prep through final cleanup — so you get floors that look beautiful and last for decades.
When you hire us for hardwood installation, here's exactly what you're getting — no surprises, no add-ons you didn't agree to.
We inspect your subfloor for levelness, moisture, and structural integrity before we lay a single board. Any issues — squeaks, soft spots, high spots — are addressed first. This is the most important step in any hardwood installation.
Solid hardwood must acclimate to your home's humidity for 3–7 days before installation. We coordinate delivery in advance and monitor moisture content to ensure the wood is ready, preventing cupping, gapping, or buckling down the road.
Nail-down for plywood subfloors, glue-down or floating for concrete and radiant-heat applications. We maintain proper expansion gaps at all walls, transitions, and fixed objects — something DIY installations commonly miss.
Quarter-round, shoe moulding, and transition strips are installed wherever the floor meets walls, stairs, or different flooring materials. Every detail is accounted for in your quote — no surprises.
If you're installing unfinished hardwood, we offer on-site staining and finishing. Choose from dozens of stain colours to match your décor or replicate an existing floor. Pre-finished options are also available for a faster turnaround.
We clean up completely before we leave. You'll walk the space with us to confirm everything meets your expectations. If anything needs adjusting, we address it on the spot before we consider the job done.
Four steps from contact to completed floors. Every job follows this same process — no cutting corners.
We come to you — no charges, no obligation. During the estimate, we measure the space, inspect the subfloor, discuss your wood species and finish preferences, and answer every question you have. You'll leave the appointment with a firm written price that covers everything: materials, labour, subfloor prep, trims, and cleanup. No estimate fee, no bait-and-switch pricing. If you decide to move forward, we confirm your install date on the spot. If you need more time, no pressure — our quotes are valid for 30 days.
A few days before your install, we deliver your hardwood to your home and set it in the rooms where it'll be installed. This allows the wood to acclimate to your indoor climate — critical for solid hardwood to prevent movement after installation. On the prep day (usually the morning of install), we address any subfloor issues: leveling compounds for low spots, securing squeaky boards, and moisture testing. If we discover subfloor damage beyond what was visible at estimate, we'll walk you through the options and costs before proceeding. Nothing gets done without your sign-off.
On install day, our crew arrives on time, sets up protective coverings on adjacent surfaces, and begins from the most visible wall outward. For plywood subfloors, we use a nail-down method which creates the most stable and authentic hardwood installation. For concrete or radiant heat applications, we use a moisture-tolerant adhesive or floating system. We maintain consistent expansion gaps throughout, cut precisely around obstacles, and check for level as we work. Most single-floor installations are complete in one day. Multi-room or whole-home projects typically run two days.
Once the floors are down, trim and transition strips are installed, and we do a thorough cleanup — sawdust, packaging, and all debris removed from your home. We then walk through every room with you, checking for any boards that don't meet our quality standards: tight seams, correct expansion gaps, clean transitions. If you spot something you're not happy with, we address it before we call the job complete. You're not signing off on anything until the floors look exactly the way they should.
Hardwood is one of the most beloved flooring materials — but it's not the right choice for every room or every situation. Here's an honest guide to help you decide.
Best rooms for hardwood: Living rooms, dining rooms, hallways, bedrooms, and home offices are where hardwood genuinely shines. These are low-moisture environments where wood can perform at its best for 20–50 years with normal care.
Hardwood and basements: Solid hardwood should not be installed below grade (in basements) due to moisture. If you love the look of real wood in a basement, engineered hardwood is the right call — it handles the moisture vapour from concrete far better than solid planks.
Condos and apartments: Condos typically have concrete subfloors and stricter sound-transmission requirements. Solid hardwood over concrete is almost never a good idea. Engineered hardwood is designed for exactly this application and looks identical to solid hardwood once installed.
Pets and kids: Hardwood scratches more easily than luxury vinyl plank or laminate. If you have large dogs or very active kids, you may want a harder species (hickory, maple) or consider whether LVP might be more practical for your lifestyle. That said, many families with pets love their hardwood floors — the character marks add personality over time.
Wood species to consider for GTA homes: Red oak is the most popular choice — it's durable, widely available, and takes stain well. Maple is harder and lighter-toned. Walnut is dark and dramatic but softer underfoot. White oak has become increasingly popular for its grey-brown tones that complement modern décor. During your estimate, we'll bring samples of the species that work best for your space and budget.
Toronto's climate factor: GTA homes experience real humidity swings — dry winters with forced-air heat, humid summers. This movement affects hardwood. Wider planks (over 4") show movement more noticeably than narrow strip hardwood. If you love wide planks, engineered hardwood handles seasonal movement better than solid while delivering the same visual result. We'll give you a straight answer on what to expect for your specific project.
Here are honest price ranges based on typical GTA projects. These are installed prices — materials and labour combined.

"We had solid red oak installed on our main floor and it completely transformed the house. The team was professional, cleaned up perfectly, and the craftsmanship is excellent. Would recommend Pro Flooring Co without hesitation."
Solid hardwood installation typically runs $5–$9 per square foot installed, while engineered hardwood ranges from $4–$8 per square foot. The variation depends on wood species (oak is most affordable, walnut commands a premium), room complexity, subfloor condition, and whether staining or custom finishing is required. We provide free in-home estimates so you get an exact price specific to your project.
Most single-level hardwood installations are completed in 1–2 days. However, solid hardwood requires an acclimation period of 3–7 days before installation — meaning the wood must be stored in your home to adjust to your indoor humidity levels. We factor this into our scheduling so your install date accounts for proper acclimation time.
In some cases, yes. Hardwood can be installed over an existing hardwood floor if it's structurally sound and within height tolerances. However, installation over tile or heavily damaged subfloor typically requires removal first. During your free estimate, we'll assess your existing floor and give you an honest recommendation.
For condos with concrete subfloors, engineered hardwood is almost always the better choice. Solid hardwood needs to be nailed or stapled to a plywood subfloor and doesn't tolerate the moisture vapour that comes through concrete. Engineered hardwood can be floated or glued directly to concrete and handles humidity fluctuations much better. For houses with plywood subfloors, solid hardwood is excellent. See our engineered hardwood installation page for more detail.
Matching existing hardwood is one of the trickier parts of flooring renovations. It depends on the species, plank width, and finish of your existing floor. We carry a wide selection and can often get very close, especially with popular species like red oak and maple. For a perfect match, custom staining after installation is an option. Bring photos to your estimate and we'll give you an honest assessment.
Yes — we ask that you move furniture out of the rooms being installed before our crew arrives. We handle the installation equipment and materials, but moving furniture is the homeowner's responsibility for insurance reasons. We can usually arrange a furniture move-out day the evening before if needed. Ask us when booking.
