Concrete & Plywood Compatibility

Moisture Testing

Before installation on concrete, we test moisture content with calibrated meters. Moisture levels above acceptable thresholds require a vapour barrier or moisture-mitigation product before the hardwood goes down. This step protects your investment.

Wear Layer Selection

We help you select engineered hardwood with the right wear layer for your needs. For most applications we recommend 3mm minimum — this allows future refinishing and provides better scratch resistance than thinner products commonly found at big box stores.

Glue-Down, Nail-Down, or Float

Free In-Home Estimate

We visit your home, assess your subfloor type (concrete or plywood), measure moisture levels, and discuss your wood species and finish preferences. For condo installations, we also check building management requirements around sound transmission — some buildings specify minimum IIC ratings for flooring. You'll receive a firm quote that covers everything: product, labour, installation method, vapour barrier if required, and all trim. No estimate fee, no pressure.

Subfloor Prep & Material Acclimation

Engineered hardwood requires a shorter acclimation period than solid hardwood — typically 48–72 hours in your home rather than the 5–7 days needed for solid wood. During this time, we complete any subfloor preparation: leveling compound for low spots, moisture mitigation products if testing showed elevated vapour transmission, and structural repairs if needed. We communicate clearly about what we find and what's required before proceeding.

Professional Installation

Installation method depends on your subfloor: glue-down for concrete (the most common method for GTA condos), nail-down for plywood, or floating with an appropriate underlayment for radiant heat applications. Regardless of method, we maintain proper expansion gaps at all perimeters and fixed objects — critical for a floor that needs to breathe seasonally. We stagger the board joints properly and check for levelness throughout the installation. Most condo floors are completed in one day; larger homes in two.

Final Walkthrough & Cleanup

Complete cleanup including adhesive debris on glue-down installations, packaging, and sawdust. We walk through every room with you, checking the aesthetics and any areas around complex cuts like closets, irregular angles, or HVAC floor vents. Any board that looks wrong gets fixed. Engineered hardwood has become the most popular flooring choice for Toronto condos and the go-to option for renovation projects that involve concrete subfloors or radiant heating. Here's how to know if it's right for your project.

The condo case: If you live in a Toronto condo with a concrete subfloor, engineered hardwood is almost always the right choice over solid. It can be glued or floated over concrete, handles the moisture vapour that rises through concrete, and maintains dimensional stability across the humidity swings Toronto buildings experience. Solid hardwood over concrete is technically possible with a plywood sleeper system but adds cost and height — and still carries more moisture risk than engineered.

Wide plank options: If you want the dramatic look of wide-plank floors (5\"–7\"+), engineered hardwood is significantly more stable than solid wood at those widths. Wide solid planks are the most prone to gapping in winter and cupping in summer — engineered construction eliminates most of this movement. Wide plank engineered hardwood is one of the most requested products in Toronto renovations right now.

When to choose solid hardwood instead: If you have a plywood subfloor, want maximum refinishing capability, and prefer the feel of solid wood underfoot, solid hardwood is a great choice for above-grade applications. Solid oak nail-down on plywood is the classic GTA renovation standard for a reason.

Basements: Below-grade applications are where engineered hardwood shines over solid, but moisture assessment is still essential. If your basement has no moisture history and good drainage, engineered hardwood delivers beautiful results. If you've ever had water in the basement, we'll have an honest conversation about whether LVP is the more prudent choice.

Yes — engineered hardwood with a wear layer of 3mm or thicker can typically be lightly sanded and refinished 1–2 times over its lifespan. Thinner wear layers (2mm or less, common in budget products) usually cannot be refinished. When selecting engineered hardwood, we always recommend at least a 3mm wear layer if refinishing capability is important to you. We'll discuss wear layer thickness during your estimate.

Yes. Engineered hardwood has a genuine solid wood surface — the species you see and feel is real. Beneath it is a layered core of plywood or HDF, which gives the floor dimensional stability. The wood grain, texture, and appearance are identical to solid hardwood. The main difference is structural, not aesthetic.

Engineered hardwood performs significantly better in below-grade applications than solid hardwood, but it's not fully waterproof. For basements with good moisture control and no history of water intrusion, engineered hardwood is an excellent choice. For basements with any moisture concerns, we recommend luxury vinyl plank (LVP) as the safer option. During your estimate, we assess basement conditions honestly and give you a straight recommendation.

For most residential applications, a 3mm wear layer is the minimum we recommend. This allows at least one light refinishing and provides adequate scratch resistance for daily use. A 4mm or 6mm wear layer provides more refinishing options and better long-term performance in high-traffic areas. Thinner wear layers (1–2mm) are less expensive but provide limited refinishing capability and less surface durability.

It's actually the ideal choice. Concrete subfloors are incompatible with solid hardwood (nailing into concrete is not viable, and moisture vapour from concrete damages solid wood over time). Engineered hardwood was designed for exactly this application — it can be glued directly to concrete or floated over it with a moisture barrier. Many Toronto condo boards also have sound-transmission requirements that engineered floating floors handle well with appropriate underlayment.

Toronto homes experience significant humidity swings — dry winters with forced-air heating, humid summers. Solid hardwood expands and contracts noticeably with these changes, which can cause gapping in winter and cupping in summer with wide planks. Engineered hardwood's cross-ply construction resists this movement significantly better. For wide planks (5" and above), engineered hardwood is almost always the smarter choice in the GTA climate.
