What’s included

  • A look before we quote. We check board thickness, gaps, loose or damaged boards and any past refinishes, because that decides how much sanding the floor can take.
  • Board repairs. Cracked, cupped or water-stained boards are replaced where matching boards are available, so the repair blends in after sanding.
  • Sanding to bare wood. The old finish comes off across the whole room, edges and corners included, so the new finish bonds evenly.
  • Stain, if you want a new colour. Sanding to bare wood is the one time you can change the colour. You pick from samples on your own floor.
  • New finish and cleanup. Finish coats go on with drying time between them, then we clean up and walk the floor with you.

How the job runs

  1. 1Estimate. We see the floor, talk through colour and finish, and give you a written price and schedule.
  2. 2Prep. Rooms are cleared, and doorways and vents are covered to keep sanding dust in the work area.
  3. 3Sanding and repairs. Boards are repaired first, then the floor is sanded in passes from coarse to fine.
  4. 4Stain and finish. Stain (if chosen) and finish coats go down, with drying time between coats.
  5. 5Back to normal. We tell you when the floor is ready for socks, shoes and furniture, which depends on the finish.

What it costs

Refinishing is priced by the square foot and depends on the floor’s condition, how many repairs it needs, and the stain and finish you choose. We give you a written price after seeing the floor.

Where it makes sense

  • Solid hardwood with scratches, dull spots or wear that sits in the finish and top of the wood.
  • Engineered hardwood with a top layer thick enough to sand, which we check before quoting.
  • Floors you want in a different colour without replacing them.

Where it doesn’t

  • Laminate or vinyl plank that looks like wood. There is no wood layer to sand. Vinyl plank installation.
  • Engineered hardwood with a very thin top layer.
  • Floors with water damage or loose boards across most of the room, where new hardwood is usually the better spend. Hardwood installation.

Questions we get

How long does a refinish take?
It depends on the size of the area, the repairs and the finish. You get the schedule with your estimate, before any work starts.
Can engineered hardwood be refinished?
Often, yes, if the top layer of real wood is thick enough. We check it before we quote.
Can you change the colour of my floor?
Yes. Once the floor is sanded to bare wood it can be stained a new colour, and you choose from samples on your own floor.
Do I need to move out?
That depends on which rooms are being done and the finish you choose. We go through it with you at the estimate.
