In the Greater Toronto Area, professional flooring installation typically costs $2 to $9 per square foot installed, depending on the flooring type. Laminate is the most affordable at $2-$4/sqft, followed by luxury vinyl plank at $3-$6/sqft, engineered hardwood at $4-$8/sqft, and solid hardwood at $5-$9/sqft. All of these ranges include professional installation, basic subfloor prep, and cleanup. Here’s the full breakdown.

Price Ranges by Flooring Type

These are current 2026 prices for the GTA market. The ranges reflect genuine variation in material grade within each category — not padding. Budget laminate and premium laminate are both laminate, but they perform very differently over time.

What Affects Your Final Price

The per-sqft ranges above are starting points. Here’s what pushes a project toward the bottom or top of the range — and what can add costs outside those ranges.

Room Size and Layout

Open-concept layouts are more efficient to install than rooms with many doorways, closets, angles, and transitions. A wide-open main floor of 800 sqft installs faster per square foot than eight separate rooms totaling 800 sqft. Open layouts also typically require fewer transition strips and less waste from cuts. This is one reason whole-home projects often come in at a lower per-sqft price than small single-room jobs.

Subfloor Condition

This is the single biggest wildcard in any flooring estimate. A level, dry, structurally sound subfloor adds nothing to your cost. A subfloor with squeaks, soft spots, unevenness, or moisture damage requires repair before installation. Subfloor leveling and repair typically adds $1-$3/sqft to the project cost, depending on what's needed. We inspect every subfloor during our in-home estimate and include any needed prep work in our quote upfront.

Old Flooring Removal and Disposal

Most quotes include old flooring removal as part of the job — but confirm this when comparing quotes. Carpet removal is typically $0.50-$1.00/sqft. Tile removal is more labor-intensive and can run $1.50-$3.00/sqft. Hardwood removal (if it's glued down) is also heavier work. We include removal and disposal in our standard quotes.

Furniture Moving

Some installers charge extra to move furniture; others include basic furniture moving. We include moving standard furniture as part of the job. We don't move major appliances (refrigerators, washing machines), pianos, or built-in units — those should be arranged separately before we arrive.

Baseboard and Trim Work

Every flooring installation requires quarter-round or baseboard shoe molding along the walls to cover expansion gaps. This is standard and included in our quotes. Full baseboard replacement (removing existing baseboards and installing new ones) is a separate cost if requested.

Condo Access Logistics

Condo installations have the same per-sqft pricing as house installations. The difference is scheduling — elevator booking, noise-restricted installation windows, and building permit requirements can extend project timelines. Downtown Toronto condo projects may also involve paid parking costs for our crew, which we factor in when quoting city-centre projects.

Why Cheap Installation Costs You More Long-Term

This isn’t a warning about cut-rate contractors to scare you into choosing us — it’s a factual explanation of what happens when specific parts of a flooring installation are skipped or done poorly.

Skipped subfloor prep leads to squeaks, movement, and boards that loosen over time. A subfloor that isn’t adequately flat will show as visible waves in the finished floor. Soft spots or damaged areas will cause boards to flex, which eventually breaks the locking mechanism on floating floors.

Wrong expansion gaps lead to buckling. Hardwood and LVP expand with heat and humidity. If the floor is installed tight to the walls without the proper gap, it has nowhere to go in summer — boards push against each other and the floor lifts. This is one of the most common failure modes we get called in to fix.

Poorly planned transitions create visible seams between rooms, trip hazards at doorways, and gaps that collect debris. Proper transition planning is part of every professional quote — it shouldn’t be an afterthought.

When a floor fails prematurely because of installation shortcuts, the cost to fix it — pulling up the floor, fixing the subfloor, and reinstalling — is typically more than the original job would have cost from a quality contractor. We see this regularly.

Laminate is the most affordable option at $2-$4/sqft installed. It works well for above-grade bedrooms and living areas but is not recommended for basements or moisture-prone rooms. LVP at $3-$6/sqft offers waterproofing and is a better long-term value in most situations.
